What the housing means for tiling

There is a lot of genuinely old building here, and a lot of it is listed or in a conservation area. Cottages and farmhouses around Otford, Kemsing, Seal and Sevenoaks Weald tend to have solid walls, uneven floors, low ceilings and very few right angles. Tiling in a building like that is not a matter of following a chalk line. The setting out has to decide, room by room, which walls the eye reads as straight and where the inevitable discrepancy is least visible.

Older solid floors may also need investigating before they are tiled. Damp coming up through a floor with no membrane will find its way through tile and grout eventually, and that is worth establishing before the job starts rather than after.

Alongside that there is a good deal of larger, more recent property in and around Sevenoaks itself, Riverhead and Dunton Green, where the work is more conventional but the specifications tend to be higher: natural stone, large format porcelain, underfloor heating, and bathrooms where the detailing is expected to be exact.
